Do I have to provide smoke alarms and lightbulbs?

Yes, you are supposed to provide lightbulbs and smoke alarms at the start of the tenancy and then the tenants should maintain them. On the exit inspection we check all the light fittings and smoke alarms and the tenants must leave the premises in the same condition they boarded.

Can I inspect my property?

Yes, you can inspect your property by giving tenants a 48 hours’ notice. Please note we can only inspect the property every 28 days so if the quarterly inspection is being carried out less than 28 days ago you can only visit the house again once the 28 days have been completed.

There are 7 guidelines under HHS requirements, and it is effective from 1st July 2021. We will get all properties reviewed under HHS requirements and will provide the reports to the owners. We have signed up with affordable and reliable tradespeople to comply all properties as per the guidelines.

How do you screen the tenants?

We do comprehensive credit, background & reference checks on the prospective tenants. Once we are certain that a tenants is suitable for the house we will then sign the tenancy contract upon discussing it with the owners.

If the tenant stops paying rent, how can we get the property vacated?

We have special debt collection team who rigorously work on rent accounts to recover rent on timely basis. We file tenancy tribunal applications & issue 14-day notices as soon as the debt is not paid. Thus , we rarely have to get the property evicted due to no rent payment. If the tenant continues to

Who will be paying the water bills?

The water bill is divided in 2 categories- Fixed & variable charges. The fixed charges are landlord’s responsibility and will be paid by the owner. The variable charges will be charged to the tenants on the rent account. The tenants get 15 working days to make the payment towards the water bill.
